Mareterra: The New Ecological and Urban Gem of Monaco

The Mareterra project, formerly known as Anse du Portier, is a spectacular extension of Monaco’s territory, spanning six hectares along the Mediterranean. This innovative and eco-friendly district addresses the Principality’s need for luxury housing, while incorporating modern solutions for environmental sustainability. Set to be completed in 2024, Mareterra is redefining Monaco’s urban and ecological landscape.

A Bold Territorial Expansion

The creation of the Mareterra district represents a 3% increase in Monaco’s surface area, gained directly from the sea thanks to a series of complex infrastructures. These include five luxury buildings, a few exceptionnal private villas, a port, a commercial square, and a public park. These new constructions aim to meet the growing demand for luxury properties in Monaco, where space is extremely limited.

The flagship building of this project, Le Renzo, designed by the renowned architect Renzo Piano, stands out for its unique architectural form, reminiscent of a ship’s structure. This building, 126 meters long and 71 meters high (17 stories), includes 47 luxurious apartments, including an exceptional quadruplex penthouse. Le Renzo appears to “float” above the ground, offering panoramic views of the sea and sunsets. Its design, with a seawater pool suspended over the sea, highlights the elegance and prestige of the building.

Sustainable Architecture and Urbanism

Mareterra is not only an architectural feat but also a pioneering project in sustainable development. From the very beginning, the extension was designed to reduce its environmental impact. The district’s buildings and public spaces are equipped with 9,000 m² of solar panels, and heat pump systems use seawater to provide heating in winter and cooling in summer. Additionally, the district plans to plant 800 trees, create 600 meters of bike lanes, and install electric vehicle charging stations.

All these measures are part of the carbon neutrality vision for 2050, supported by the Principality of Monaco and Prince Albert II. The goal is to make Mareterra Monaco’s first eco-district, combining luxury and ecology, while enhancing biodiversity with artificial reefs to preserve local marine ecosystems.

A District Built Around Art and Culture

Mareterra embodies a lifestyle where nature, well-being, and refinement come together. This exceptional district, designed to blend seamlessly with Monaco’s existing urban landscape, invites residents and visitors to stroll along its landscaped pathways, offering breathtaking views of the Mediterranean. For those seeking serenity, a public meditation room has been created as a true haven of peace in the heart of Monaco. On the culinary scene, the Marlow restaurant has already established itself as a must-visit destination, while other high-end establishments are set to open soon, further enriching the district’s gastronomic offering. Mareterra will also host prestigious boutiques, reinforcing its status as an exclusive destination where luxury and elegance define everyday life.

Art is also a central element of this project. A sculpture by Alexander Calder, purchased in 1966 by Prince Rainier III and Princess Grace, will be installed in a courtyard specially designed by Renzo Piano. This space will be surrounded by benches and enriched with other public art pieces, making Mareterra a meeting point for art, architecture, and nature.

A Colossal Project Supported by Private Investments

Launched in 2015, Mareterra is Europe’s most ambitious and expensive real estate project, with a total budget of 2 billion euros. This funding comes primarily from private investors, attracted by the potential of this new district. In addition to the complexity of building on the sea, the construction site was carefully planned to minimize inconvenience for residents and to preserve the marine ecosystem. For example, construction materials were transported by boat to reduce the impact on residents.

The district’s design includes approximately 110 apartments and several villas, some of which are located directly by the sea, offering an exclusive living environment that blends modernity with elegance. Each residence has been carefully designed to harmonize with its surroundings, featuring contemporary architecture and bright, open spaces with breathtaking views of the Mediterranean.
